AZProSuites Lease Addendum
Flex Space Use Terms and Conditions
1. By using Flexible Office Space (Office #301) or Conference Table (“Flex Space”), you are agreeing that you shall abide by and be bound by the conditions outlined below.
2. The access to AZProSuites Flex Space is subject to the guidelines and policies outlined in the AZProSuites Lease Agreement and Flex Space Use Terms and Conditions. To access the premises, you hereby agree to these policies and terms of service included below.
3. By agreeing to Flex Space Use Terms and Conditions you are confirming that you are using the space exclusively for business purposes.
4. Flex Space Usage includes:
a. Use of one furnished office (#301) or Conference Table, subject to availability and upon prior reservation of such desk through the reservation platform located under ‘Calendar’ section of www.AZProSuites.com. This space is designed to be shared by multiple tenants and no improvements (décor, furniture, wall art installation) will be permitted. Personal items, e.g., picture frame may be brought in and removed after each session.
At no time will you possess any rights or title to the furniture or any items included in designated office #301 or Conference Table area, nor are you allowed to assign, sublease the furniture or any equipment or décor to anyone else.
Access and use of common areas at the premises are subject to the conditions set out in the AZProSuites Lease Agreement. Part-time tenants may share all of the common spaces (hallways, kitchen and restroom) in the premises equally with the other tenants. Tenants cannot sublease reserved office space; this includes, and is not limited to, sharing, gifting, or reselling meeting room hours.
b. Access to and use of the shared Internet connection.
c. Use of the printer as outlined under in the AZProSuites Lease Agreement.
5. Business Name and Address. Part-time/hourly based users are not permitted to display their business name/logo on the front door or the main building directory. For businesses looking for a corporate office address option, we offer a virtual mail & address solution for you and your entity. For a flat rate of $49 per month, we collect your daily mail and forward it to you in a weekly large mailer to your personal address of choice.
6. Availability. The Flex Space will only be available to you during the hours specified for that premises in the ‘Calendar’ section located at www.AZProSuites.com.
7. Visitors. The Flex Space is intended for the use of the person to which it is allocated and is not intended to provide access and use to other parties. Visitors (clients) will be permitted to access the premises only during the reserved block of time by the part-time tenant/hourly based user. AZProSuites reserves the right, in its sole discretion, to restrict the access of guests in the event that such use violates the purpose or intent of the Flex Space.
8. Passwords and keycards. To access the office #301, you will receive a six-digit unique code that will allow the entrance during your booked time slot. Your access code and credentials are not be shared with anyone else or let anyone use your account, even if such other individual is associated with your company.
9. Termination. 10 days written notice is required to terminate all hourly based agreements.
10. Payments. The payment method provided by you (credit card only) will automatically be charged the fees per reservation occurrence and any other amounts you may incur or be liable for in connection with the AZProSuites Flex Space usage. The usage may be immediately suspended or terminated if we are unable to charge your payment instrument for any reason.
Office #301 usage fees are $20 per each hour, $50 if the four (4) hour block is booked, $80 if the eight (8) hour block is booked. Conference Table usage fees are $15 per each hour, $40 if the four (4) hour block is booked, $65 if the eight (8) hour block is booked.
11. Privacy. We collect, process, transfer and secure personal data about you pursuant to the terms of the AZProSuites Lease Application policy.
12. Noise Level. Tenants will maintain a noise level that will permit all other tenants to work without disturbance.
13. Insurance. Please refer to the insurance requirements outlined in the AZProSuites Lease Agreement.
14. Cleanup. Cleanliness is essential, but especially in shared use spaces. Please ensure the Flex Space area used is clean and tidy before you leave. Don't forget to toss your coffee cup and dispose of any trash.
15. Building Hours. Monday through Saturday from 7 a.m. to 8 p.m. and Sundays from 7 a.m. to 5 p.m. Exterior building doors will be locked outside of these hours.
